Pressure Washing & Surface Prep for Painting in Tallahassee
Paint lasts when it goes on a clean, sound surface. We wash, treat mildew, then repair and prime before exterior paint goes on.
Washing is the least glamorous step in an exterior repaint and one of the most important. Paint doesn't bond well to dirt, chalky residue or mildew, so cleaning comes before scraping, caulking, priming and painting. Canopy Painting builds washing and prep into our exterior painting scopes for Tallahassee homes and buildings.
Why washing comes first in Tallahassee
Tallahassee averages about 58.8 inches of rain a year, and June, July and August each average roughly 7 to 8 inches (Florida Climate Center, 1991-2020 normals). Surfaces that stay damp and shaded grow mildew and algae, and mildew that isn't killed and cleaned off can grow through a fresh coat. Extension and forest-products guidance is consistent on the fix: clean the mildew off with a suitable cleaner, rinse thoroughly, and let the surface dry completely before painting. What washing removes before paint:
- Mildew and algae, the green, gray or black growth common on north-facing, shaded and damp walls.
- Chalk, the powdery residue weathered paint leaves on siding and stucco.
- Dirt, pollen and cobwebs that sit between your house and the new paint.
- Loose, peeling paint that washing helps reveal (we scrape what's loose next).
Soft wash vs. pressure wash: matching the method to the surface
More pressure is not better. On the wrong surface it can gouge wood, force water behind siding or damage stucco and caulk joints.
| Surface | How we usually approach it |
|---|---|
| Painted wood siding and trim | Low-pressure wash with a cleaner, then rinse. Wood is soft and water gets behind laps. |
| Stucco | Gentle wash and rinse; cracks are noted for repair before priming. |
| Brick and masonry | Cleaned with more pressure tolerance, depending on the mortar and condition. |
| Vinyl or fiber-cement siding | Soft wash, keeping the spray angled down and away from seams. |
| Concrete walks, drives and pool decks | Higher pressure where needed, only when included in your scope. |
After the wash
- Dry time. We wait for surfaces to dry before anything goes on, and follow the paint label's limits on temperature and moisture.
- Scrape and sand loose or failing paint.
- Caulk and repair gaps, cracks and damaged trim (see drywall & wood rot repair).
- Spot-prime bare wood and repairs, then prime or paint per the product system in your estimate.
Protecting your property and the neighborhood
We cover or move plants, outdoor furniture and fixtures, and keep water away from doors, windows and outlets as much as possible.
Pressure washing and prep questions
Do I need to be home? Not usually, but we need outdoor water access.
Will washing damage my house? Done at the right pressure for the surface, no. That is why method matters. If we see soft wood or failing caulk, we'll note it in your written estimate.
How long before you can paint? Surfaces need to dry first; the time depends on weather and the material. We schedule it and tell you.
Do you use bleach? Cleaner choice depends on the surface and the growth, and we note it in your written estimate.
