Exterior House Painting in Tallahassee, FL
Wash, repair, prime, paint: a prep-first exterior process built for Tallahassee's heat, rain and humidity.
Your home's exterior takes sun, heavy summer rain and humidity all year. A good paint job is mostly what happens before the paint: cleaning, repairs and primer. Canopy Painting repaints Tallahassee homes with a prep-first process designed to give the finish its best chance to last.
Why exterior paint struggles here
Tallahassee averages about 58.8 inches of rain a year; June, July and August each average roughly 7 to 8 inches, and July's average high is about 92°F (Florida Climate Center, 1991-2020 normals, Tallahassee Municipal Airport). Moisture, heat and shade invite mildew and make paint fail early when prep is skipped.
Our exterior process
- Inspect and estimate. We check siding, trim, caulk lines, stucco cracks and soft or rotted wood, then write the scope.
- Wash. Dirt, chalk, mildew and algae come off with a method matched to the surface. See pressure washing & surface prep.
- Repair. Scrape loose paint, sand edges, caulk joints, patch cracks, repair or replace small areas of rotted trim. See repairs before painting. Structural problems we flag and refer out.
- Prime. Spot-prime bare and repaired areas; bonding primer where needed.
- Paint. The coats and products listed in your estimate, by brush, roller or spray as the surface calls for.
- Walk-through. We walk the finished job with you.

HOA and neighborhood approvals
Many neighborhoods require approval before you repaint. Killearn Homes Association, for example, requires Architectural Control Committee approval for exterior painting and asks for color samples, a description of what gets painted which color, and a photo of the project area; written approval must come before work starts (source: killearn.org). We can put the colors and areas in writing for your application. See HOA painting & approvals and Killearn Estates.
When to paint
In the 1991-2020 normals, the driest months in Tallahassee are November, October and May (about 3.1 to 3.4 inches); summer is the wettest. We schedule around weather and the paint maker's temperature and dry-time requirements.
Exterior painting questions
How long will exterior paint last? It depends on surface, prep, exposure and product. We'll explain what to expect for your home rather than promise a number we can't back up. Do you wash first? Yes. Washing is part of surface prep. What if you find rot? We point it out and quote any extra work in writing before doing it.
