Painters in Southwood, FL
Painting for SouthWood homes, with a plan for the community's design-review process so your colors are settled before the first coat.
SouthWood is a master-planned community on Tallahassee's south side: about 3,222 acres of mixed-use development originally approved under a development order adopted by the City and County in 1999, developed by The St. Joe Company. Its master plan was modeled on traditional small towns, with houses grouped around parks, a central lake, and streets lined with porches, fences and trees. Design review comes before the paint
SouthWood is covered by a declaration of covenants and a design-review process. The published builder materials say the reviewer is designated by the developer or, ultimately, the SouthWood community association, and that plan submittals include exterior colors. Those materials were written for new construction, so we can't tell you the current process for repainting an existing home. (Sources: SouthWood Pattern Book; St. Joe design review application.)
What to do:
- Check your association's current exterior-change rules before choosing a new color or sheen.
- Tell us your plan and we'll help you assemble the details most reviewers ask for: where each color goes (body, trim, doors), samples and photos. See HOA painting.
- We schedule the work after you have written approval, not before.
Newer construction, different prep
Because SouthWood was approved in 1999, its homes are generally newer, so the older-home prep issues common in Midtown or Betton Hills are less likely to come up here. You can check your home's year built on the Leon County Property Appraiser site. Newer houses still have their own needs:
- Painted trim, porches, railings and fences: the porch-and-fence streetscape means a lot of detail work, and exposed wood needs good caulking and priming.
- Sun and moisture: open lots in a new community often see more sun and fewer mature trees than older neighborhoods. Where they do, plan for fading and chalking; where they don't, shade means mildew (see pressure washing & prep).
- Builder-grade interiors: flat paint, thin coats and tightly matched trim can be refreshed with a proper prime-and-two-coat repaint. See interior painting and cabinet painting.
Commercial and town-center properties
SouthWood is mixed-use, and Leon County's 2024 agenda describes a town center and plans for a second commercial core. If you manage an office or retail suite there, see commercial painting, and check your property's rules on exterior colors first.
