Painters in Betton Hills, FL

Betton Hills is a well-established neighborhood in northeast Tallahassee, close to downtown. The Betton Hills Neighborhood Association (BHNA) describes about 1,100 homes, developed from the late 1940s through the early 1960s, with newer streets added in the 1970s and 1980s. No HOA, but still check

Unlike HOA neighborhoods such as Killearn Estates, Betton Hills is served by a nonprofit neighborhood association, not a homeowners' association. BHNA says there are no restrictive covenants within the neighborhood, that the 1940s covenants lapsed in the 1980s, and that it does not do code enforcement (it refers complaints to the City). Prep for tree cover and moisture

Pines and oaks give Betton Hills its look, and they also shade siding and trim, drop leaves and needles on roofs and gutters, and keep walls damp longer. Mildew and algae grow where surfaces stay damp, and they have to be cleaned off before painting (see pressure washing & prep). On shaded houses we pay attention to:

• Washing and fully drying north-facing and under-canopy walls before paint.
• Caulking and sealing trim joints where water sits.
• Gutters and downspouts that may be overflowing onto siding.
• Sample colors tested in shade and in sun, because a color that looks right in a sunny driveway can look much darker under oaks.
