Painters in Midtown (Tallahassee), FL
Painting for Midtown homes, restaurants and shops, including a heads-up on where historic review may apply before you change exterior colors.
"Midtown" doesn't have an official boundary. A City of Tallahassee planner told the Tallahassee Democrat in 2015, "There's no official definition" of Midtown, calling it a place where "the community self-identifies and evolves over time." The name dates to 1999, and the area is generally understood as the area along North Monroe Street north of downtown, with Lake Ella, Lafayette Park, Levy Park, Los Robles and Betton Hills nearby. Where homes and businesses share the block
Midtown changed from a place of banks, insurance offices and gas stations into restaurants and retail starting in the 2000s (Tallahassee Democrat, 2015). That means we look at two kinds of jobs here:
- Homes: exteriors, interiors and kitchens in the neighborhoods around the commercial core.
- Storefronts and restaurants: tenant repaints and refreshes that have to fit around opening hours, deliveries and landlord rules. See commercial painting.
Older homes: what extra prep means
We don't have verified year-built data for Midtown as a whole, so check your own house on the Leon County Property Appraiser's site. Older wood-frame houses often need more than a roller: scraping layers of failing paint, caulking and repairing wood trim, and priming so the new paint can bond. See drywall & wood rot repair and pressure washing & prep.
Historic review: check before you change colors
Some Midtown-area properties are locally designated. The Tallahassee-Leon County Architectural Review Board reviews exterior changes, other than routine maintenance, to properties zoned with the Historic Preservation Overlay, and issues or denies a Certificate of Appropriateness. The City's Midtown study notes a Calhoun Street Special Character District and Historic Preservation Overlay properties in the area. (Sources: Leon County, Architectural Review Board; Midtown Mobility Study.) The Tallahassee Trust for Historic Preservation, which staffs the board, publishes the application and a guide to what needs one (TalTrust applications).
Most Midtown houses are not locally designated. If you're not sure, ask TalTrust before choosing a new exterior color, and we'll hold your paint date until approval if you need it.
